Expert Series: Making the Most of your Assets

I recently represented a seller whose Berkeley home sold for almost $1M over the list price. How did we do this, you ask? While it didn’t hurt that it was a seller’s market, I was sure that we made the most of the asset by uncovering and highlighting the home’s beauty and showing potential buyers why they needed the home. This coupled with personalized and robust marketing tactics (which led to full open houses) was ultimately the reason why this home sold at a higher price than asking. If you are looking to sell your home in the San Francisco Bay Area (or elsewhere!), keep reading to learn more about how to make the most of your asset, and how Parisa Group can help you to do it.

SHOWCASE BEAUTY
If you’ve sold or purchased a home before, you probably know that staging is a really effective way to showcase the beauty of a home, and is a key way to help potential buyers see how their life can fit into the home. When I walk through a client’s home for the first time, I am able to get a good idea of which spaces need a little extra love. Whether that’s a fresh coat of paint, new light fixtures or a good deep cleaning, there are many ways to make the home feel and look fresh and clean. The first step is to clear the home to make room for minor updates and staging. My team comes in, clears the home and gets it ready for the stager to do their magic. If needed, we’ll update a few light fixtures and slap a fresh coat of paint on any walls or areas that need it. These are two really simple (and DIY-able) ways to make the home feel bright and new.

 EXPERT MARKETING
Marketing is so important, and getting in front of potential buyers through multiple mediums is key to a great marketing campaign. My team and I created a multi-pronged marketing campaign through different social media channels, search ads and physical promotional materials (recyclable, of course!) to announce the home’s entrance to the market, open houses and any other updates. We used professional photography and videography of the home in all content, and we even created a custom website to showcase the home. All these tactics combined led to successful open houses and a lot of interest from potential buyers.

FINAL THOUGHTS
Before putting your house on the market, it’s important first and foremost to be in tune with the market and understand the best time to sell. Although we are expecting the San Francisco Bay Area to be a seller’s market throughout the course of the year, be sure to stay up-to-date on any market updates and changes. Let me know if you’d like me to send you market updates as they arise, and I would be happy to do so.

Once you are ready, be sure to take all the necessary steps in making the most of your home and showcasing its beauty. Find a realtor that understands you, sees the ultimate value in your home and has a vision that will enhance your asset. If you have any questions throughout your journey, don’t hesitate to reach out to me. I would be happy to assist you and help you make the most of your home. And remember, from clearing the home to closing the transaction, I take care of it all!
